How the conveyancing works in Queensland

A property contract is binding from the moment you sign it, so the time to understand it is before, not after. A contract review is a focused service where a solicitor reads your sale or purchase contract, explains the conditions, dates and risks in plain English, and flags anything that needs to change before you commit. Most Brisbane residential sales use the standard REIQ contract, the Real Estate Institute of Queensland form. The solicitor we refer you to checks the special conditions that have been added, confirms the finance and building-and-pest dates, and makes sure the settlement date is realistic. They explain your cooling-off rights: most residential contracts carry a 5 business day cooling-off period that begins when you receive the contract signed by both parties, it does not apply at auction, and a penalty of up to 0.25% of the purchase price may apply if you terminate during cooling-off.

The review also covers what the contract says about the property itself. The solicitor looks at the disclosure provided, including the Form 2 Seller Disclosure Statement that, from 1 August 2025, a Queensland seller must give before you sign, and checks it against the contract. For a unit or townhouse, they review the body corporate disclosure, levies and by-laws so you understand the ongoing costs and obligations that come with strata title.
