How this is calculated

Transfer duty formula (general rates)

  • $0 to $5,000: nil
  • Over $5,000 to $75,000: $1.50 per $100 (or part of $100) over $5,000
  • Over $75,000 to $540,000: $1,050 plus $3.50 per $100 over $75,000
  • Over $540,000 to $1,000,000: $17,325 plus $4.50 per $100 over $540,000
  • Over $1,000,000: $38,025 plus $5.75 per $100 over $1,000,000

First home concession (if you tick first home buyer)

  • Established home valued $700,000 or under: no transfer duty.
  • Established home $700,001 to $799,999: a partial concession applies. The figure shown is an approximate taper only. Your solicitor or the Queensland Revenue Office confirms the exact amount.
  • New home (contract dated 1 May 2025 or later): $0 duty, no value cap.
  • Vacant residential land to build your first home: $0 duty, no value cap.

Conveyancing professional fee

We show a typical Brisbane range of from $800 to around $1,800 for a routine residential matter. This is an indicative range only, framed as "from" and "typically". The actual fixed fee is set by the individual solicitor or firm we connect you with. Government charges, search fees, transfer duty and third-party disbursements are additional and vary by property.

Assumptions

  • Standard residential transfer; owner-occupier or investment treated the same for general duty (investors do not receive the first home concession).
  • Single buyer or buyers all eligible; no foreign acquirer additional duty, no other concessions or exemptions applied.
  • Excludes mortgage registration, transfer registration, search fees and other disbursements.
  • Duty is calculated on the price you enter as the dutiable value.

First Home Owner Grant (a separate scheme)

The Queensland First Home Owner Grant is a separate payment from the transfer duty concession. It is currently $30,000 towards an eligible new home valued under $750,000 in total, for contracts signed between 20 November 2023 and 30 June 2026. It is scheduled to revert to $15,000 from 1 July 2026. It applies to new homes only, not established homes. The grant and the first home transfer duty concession are two different schemes with different rules, so do not assume the $750,000 grant cap applies to the duty concession.
