How the conveyancing works in Queensland

Buying your first home in Queensland comes with concessions and a grant that can save you a meaningful amount, but the rules are specific and the two main schemes are easy to confuse. Brisbane Conveyancers is a referral service, not a law firm. We connect first home buyers with Queensland Law Society-member solicitors who explain what you may be eligible for and manage the conveyancing through to settlement.

The first scheme is the first home transfer-duty concession. For an established home, eligible first home buyers pay no transfer duty where the home is valued at $700,000 or under, with a partial concession between $700,001 and $799,999, and none from $800,000. For a brand-new home bought under a contract dated 1 May 2025 or later, eligible first home buyers pay zero transfer duty with no property value cap. There is also a no-cap duty concession for eligible buyers of vacant residential land bought to build a first home. These concessions are administered by the Queensland Revenue Office, and eligibility includes moving in within the required time.

The second scheme is the Queensland First Home Owner Grant, which is a separate $30,000 payment for eligible new homes valued under $750,000 in total, for contracts signed between 20 November 2023 and 30 June 2026. It is scheduled to revert to $15,000 from 1 July 2026. The grant applies to new homes only, not established homes. It is important not to confuse the $750,000 grant cap with the no-cap first-home duty concession for new homes, because they are different schemes with different rules.

The solicitor we refer you to checks which concession and grant may apply to your circumstances, helps you complete the right forms, reviews your contract, runs the searches, and manages settlement through PEXA, the online platform used to lodge documents and transfer ownership. Because eligibility is determined by the Queensland Revenue Office and depends on your individual situation, the solicitor advises you on your specific case rather than relying on general rules.

On cost, many solicitors in our network offer a fixed professional fee for a routine first-home purchase, with government charges, search fees and other disbursements confirmed separately in writing. We are a referral network and never set or charge the fee ourselves.

If you are buying your first home in Brisbane and want to understand what you may be eligible for, share a few details and we will connect you with a Queensland Law Society-member solicitor, usually within one business day.

First Home Buyer Conveyancing: common questions

Quick, factual answers on how this service works in Queensland.

What is the First Home Owner Grant in Queensland?
It is currently $30,000 for eligible new homes valued under $750,000 in total, for contracts signed between 20 November 2023 and 30 June 2026. It is scheduled to revert to $15,000 from 1 July 2026. It applies to new homes only, not established homes.
Do first home buyers pay transfer duty?
Often not. Eligible first home buyers pay no transfer duty on an established home valued at $700,000 or under, with a partial concession to $799,999. For a new home under a contract dated 1 May 2025 or later, eligible buyers pay zero duty with no value cap.
Are the grant and the duty concession the same thing?
No, they are two separate schemes. The $30,000 grant is capped at $750,000 for new homes. The first-home duty concession is separate and includes a no-cap path for new homes. Do not confuse the grant cap with the duty exemption. The solicitor explains which applies to you.
How do I know if I am eligible?
Eligibility is determined by the Queensland Revenue Office and depends on your circumstances, including moving into the home within the required time. The solicitor we connect you with reviews your situation and advises on what you may be able to claim.
Do you help first home buyers across Brisbane?
Yes. We connect first home buyers with Queensland Law Society-member solicitors across Greater Brisbane. We are a referral service, so the solicitor we match you with carries out the conveyancing and the advice.
