How the conveyancing works in Queensland
Buying your first home in Queensland comes with concessions and a grant that can save you a meaningful amount, but the rules are specific and the two main schemes are easy to confuse. Brisbane Conveyancers is a referral service, not a law firm. We connect first home buyers with Queensland Law Society-member solicitors who explain what you may be eligible for and manage the conveyancing through to settlement.
The first scheme is the first home transfer-duty concession. For an established home, eligible first home buyers pay no transfer duty where the home is valued at $700,000 or under, with a partial concession between $700,001 and $799,999, and none from $800,000. For a brand-new home bought under a contract dated 1 May 2025 or later, eligible first home buyers pay zero transfer duty with no property value cap. There is also a no-cap duty concession for eligible buyers of vacant residential land bought to build a first home. These concessions are administered by the Queensland Revenue Office, and eligibility includes moving in within the required time.
The second scheme is the Queensland First Home Owner Grant, which is a separate $30,000 payment for eligible new homes valued under $750,000 in total, for contracts signed between 20 November 2023 and 30 June 2026. It is scheduled to revert to $15,000 from 1 July 2026. The grant applies to new homes only, not established homes. It is important not to confuse the $750,000 grant cap with the no-cap first-home duty concession for new homes, because they are different schemes with different rules.

Because eligibility is determined by the Queensland Revenue Office and depends on your individual situation, the solicitor advises you on your specific case rather than relying on general rules.
